A loan against property, often called LAP, lets you borrow against a house, shop or office you already own. You go on living in it or using it. The lender only keeps the papers until the loan is paid.
Because the lender holds security, the amount is usually bigger and the rate lower than a personal or business loan, and you get more years to repay. People use it to grow a business, pay for education or a wedding, or close several costly loans with one cheaper one.
The lender sends a valuer to value the property and lends a part of that value, often about half to two thirds. The amount must also fit your income, because the EMI is paid from income, not from the property.
Longer than a personal loan, because a lawyer checks the title and a valuer visits. With complete papers, one to three weeks is usual.
A loan against property gives a bigger amount at a lower rate, in return for keeping your property papers with the lender. It suits a planned, long-term need, not a short one.
