Home Loan Eligibility: How Much Can You Get on Your Salary?

Your home loan amount is decided by two limits: what your income can repay, and what the property is worth. You get the lower of the two.

Limit 1: what your income can repay

Lenders look at how much of your monthly income can go into EMIs. Many keep total EMIs (old plus new) around 40 to 60% of net income depending on income level and profile. Because home loans run for long terms – often up to 20 to 30 years – the same EMI supports a much larger amount than a personal loan.

Limit 2: the property value (LTV)

RBI rules cap how much of the property value a lender can fund. In general:

Loan amountMaximum loan as % of property value
Up to ₹30 lakh90%
₹30 lakh to ₹75 lakh80%
Above ₹75 lakh75%

The rest is your down payment. Stamp duty and registration are usually paid by you separately.

Other things that matter

  • Age: the loan normally has to end by retirement age, so younger borrowers get longer terms.
  • CIBIL score: a good score helps both approval and rate.
  • Co-applicant: adding an earning spouse or parent can increase the amount.
  • Existing EMIs: every current EMI reduces what you can borrow.

Questions people ask

How much home loan can I get on a ₹50,000 salary?

It depends on your existing EMIs, age, the interest rate offered and the term. Use the eligibility calculator for an estimate; adding a co-applicant can raise it.

Will the bank fund 100% of the property price?

No. RBI rules cap the loan at 75% to 90% of the property value depending on the amount. The rest is your down payment.

Does a co-applicant increase home loan eligibility?

Yes, an earning co-applicant's income is usually added, which can increase the amount.
